Housing a team on an isolated site, or adding homes to an existing facility, is a recurring question for companies and public bodies: build conventionally, rent, or turn to modular housing that can be delivered in several units? NÖMA offers modular houses from the Maison collection, designed and manufactured for permanent or temporary residential use, which can be deployed in several units on one site.
Understanding the topic
NÖMA's industrialised manufacturing makes it possible to reproduce the same model several times for a staff housing programme, rather than designing each unit from scratch. Each Maison collection house, from 40 to 160 sqm depending on the model (Line, Level, Vista, Axis, Block, Form, Scope or Court), is delivered turnkey: structure, insulation, windows and glazing, interior electricity, interior plumbing, a fitted kitchen, a fitted bathroom and a water heater are included at no extra cost, whatever the number of units ordered.
The right model mainly depends on the profile of the teams to be housed. A compact individual residence points towards the Tiny collection or an entry level Maison model such as Line (40 sqm) or Level (48 sqm); a family or shared home may justify a larger model such as Block (73 sqm, three bedrooms) or Court (160 sqm). No feature beyond what each model's product sheet confirms should be assumed for professional use: some options, such as air conditioning, a terrace or furniture, remain customisation choices, not habitability features.
Deep exploration
Deploying several units on one site stays within the same scope as a single project. NÖMA designs and manufactures the modular houses; the land, the connections to public utility networks (water, electricity) and the administrative steps (prior declaration or building permit depending on cumulative floor area) always remain the responsibility of the company or public body carrying the project, never NÖMA's. For a multi unit programme, this scope must be planned at the level of the whole site (access, networks sufficient to supply every home), not unit by unit.
The regulation applicable to staff housing, whether under labour law or planning rules for several buildings on one plot, depends on the exact purpose of the housing and the company's status. This point is not covered in detail in this article: it should be checked case by case, ideally with a legal or local planning professional. This article does not constitute legal advice.
Practical guidance
Before structuring a multi unit modular staff housing project, a few questions are worth asking: how many homes are actually needed, and for what use, temporary or permanent? Does the site already have sufficient access and networks, or do they need to be created? What administrative steps apply to several buildings on the same plot? No documented multi unit project has been published by NÖMA to date: these are principles to check against your own project, not an already completed case.

Architectural perspective
At NÖMA, a multi unit project follows the same rule as a single project: the house is delivered turnkey, the site remains the responsibility of the company carrying it.
